Who we are and the scope of this policy
Miami Projects VIP is the name of a personal professional website operated by Yana Ivleva, a Florida Real Estate Broker Sales Associate licensed with MAZEPA CAPITAL INC. In this policy, “Miami Projects VIP,” “we,” “us” and “our” refer to Yana Ivleva as the individual website operator.
This policy applies to information handled through this website and its property inquiry forms. It does not apply to a third-party website or service that has its own privacy policy.

Information we collect
Information you provide
When you request a brochure, floor plans, pricing, availability or other property information, we collect the information you submit, which may include:
- your first and last name;
- email address and phone or WhatsApp number;
- country of residence;
- the property or project that interests you;
- your message and any preferences you choose to share; and
- your consent record, including the version and time of the notice you accepted.
Information collected automatically
When you use the site, we may receive limited technical and inquiry-context information, such as the page address and title, referring page, the button you selected, the project connected with your inquiry and campaign parameters in the link you used. Our hosting infrastructure may also process IP address, browser, device and access-log information to deliver and secure the site.
For abuse prevention, our server uses an IP address to create a keyed, pseudonymous rate-limit identifier. The raw IP address is not added to the HubSpot inquiry record by our form relay.

How we use information
We use the information described above to:
- respond to your inquiry and provide requested brochures, floor plans, pricing, availability or related property information;
- communicate with you by email or phone, including WhatsApp where applicable, about the properties you asked about;
- understand the source and context of an inquiry and maintain an accurate CRM record;
- operate, troubleshoot and protect the website, prevent spam and investigate misuse;
- maintain records of requests and consent; and
- comply with applicable law and establish, exercise or defend legal claims.
We use country of residence to understand the context of a cross-border inquiry, not to make a housing decision based on national origin.
We do not use submission of this inquiry form as consent for automated or prerecorded calls, or marketing text-message campaigns.

How we disclose information
We may disclose information in the following limited circumstances:
- Service providers. We use providers for website hosting, security, form processing, customer relationship management and email communications. Our current inquiry flow uses Hostinger for website infrastructure and HubSpot for form processing and CRM. Email providers and applications process inquiry notifications and replies.
- Professional and legal purposes. We may disclose information to professional advisers, courts, regulators, law enforcement or other parties when reasonably necessary to comply with law, protect rights and safety, or respond to valid legal process.
- Business changes. Information may be transferred as part of a merger, financing, acquisition, reorganization, sale of assets or similar business transaction, subject to appropriate safeguards.
We do not sell or rent personal information. We do not currently share personal information for cross-context behavioral advertising.

Cookies, analytics and online tracking
The current website does not use advertising pixels, third-party behavioral advertising tools or non-essential analytics cookies. We also do not knowingly permit third parties to collect personally identifiable information about your online activities over time and across third-party websites through this site.
Because the current site does not engage in this kind of tracking, it does not respond differently to browser “Do Not Track” signals. We will update this policy and, where required, request consent before introducing non-essential analytics or advertising technologies.

Communications and your choices
If you submit an inquiry, we may reply using the email address or phone number you provide. These communications are intended to answer your request and discuss the properties you identified. You may ask us to stop follow-up communications at any time by replying to us or using the details in Contact us.
If we introduce recurring promotional email, SMS, automated calling or WhatsApp marketing in the future, we will use a separate consent and opt-out process where required. Declining marketing communications will not prevent you from making a property inquiry.

How long we keep information
We retain inquiry information only for as long as reasonably necessary to respond to the request, manage the resulting business relationship, keep appropriate consent and transaction records, resolve disputes, protect the site and meet legal obligations. The appropriate period depends on the nature of the inquiry and applicable recordkeeping requirements.
Pseudonymous rate-limit records are automatically cleared after they are no longer needed, during subsequent site activity. Hosting and communications providers may maintain security, backup and access records under their own retention schedules. When other information is no longer reasonably needed, we take steps to delete or de-identify it, subject to backup, legal and technical limitations.

How we protect information
We use reasonable administrative, technical and organizational safeguards designed to protect information. These include encrypted transport, server-side validation, restricted configuration, spam controls and limited service-provider access. No website, transmission or storage system can be guaranteed to be completely secure.

Depending on where you live, applicable law may give you rights regarding your personal information. You may ask us to:
- tell you whether we hold personal information about you and provide access to it;
- correct inaccurate information;
- delete information, subject to lawful exceptions; or
- stop future promotional communications.

This website is operated from the United States and concerns South Florida properties. If you visit from another country, your information may be transferred to and processed in the United States and other locations where our service providers operate.
